Private Warner Residence

North Branch Construction was awarded the Construction Management contract for the addition and renovation of a historically significant residence in Warner, NH in late 2009. The project included moving the structure up a hill (within the property), additions to the building in its new location, and renovating the existing home. Udelsman Associates provide the design for the project.

In early February 2010, work began to prepare the house for the move. This included removing an existing garage and kitchen and excavating under the existing home to install the temporary steel beams to support the building during the move. A temporary road was excavated on the property (for moving the house) and on February 18th, the building was moved up the hill to its new location. Once in place, excavation began for the new foundation under the home and the existing building was lowered onto the foundation in mid March.

Once the building was on its new foundation, work began on renovating the existing home and the additions, which included a new garage, porch, master bedroom, his and her baths, and a LU/LA (limited use/limited access residential elevator). Renovations to the existing home encompassed new finishes, both inside and out, and a new radiant floor heating system.

The project was completed on schedule in late October 2010. This home meets the eligibility requirements for claiming the “2005 EPACT Energy Efficient Home Tax Credit” and has earned an HERS index of 54, which is an excellent rating.
