The Design-Build method of construction focuses on combining the design, permit, and construction phases of a project in a team environment in order to streamline the project coordination. As the Design-Builder, North Branch Construction assembles a team that will work together from project inception to project completion, with the common objective of best serving the Owner’s interests. Interactions between design, construction cost, quality and completion schedule are carefully examined by the Team so that a project of maximum value to the Owner is realized in the most economic time frame. This approach treats the project planning, design and construction phases as integrated tasks within the construction system. These tasks are assigned to a Design-Build Team consisting of the Owner, the Construction Manager and the Architect/Engineer.
North Branch Construction has extensive experience working with municipalities to provide Pre-Bond Services to assist the Town in bringing a project to a successful vote. We provide preliminary evaluation of the Town’s Design and Budget, making recommendations for construction feasibility. Once the scope of work has been defined, North Branch Construction can provide the Town with a preliminary construction schedule, budget estimate and provide value engineering if necessary to bring the project within budget. In addition, North Branch construction can attend Pre-Bond meetings to assist in answering questions from the voters.
North Branch Construction’s Pre-Construction Services provides the owner with preliminary evaluation of the project, schedule and budget requirements. Preplanning (especially with a fast-track schedule) can mean the difference between the success or failure of a project. In addition, our Pre-Construction Services include attending regular meetings with the Owner and Architect regarding site use and improvements and selection of materials, building systems and equipment; recommendations of construction feasibility; actions designed to minimize adverse effects of labor or material shortages; provide time requirements for procurement, installation and construction completion; provide factors related to construction cost including value engineering, estimates of alternative designs or materials, preliminary budgets and possible economies. Once the final design and scope of work has been established, we assist the owner and architect with the bidding process to develop the project Guaranteed Maximum Price and project schedule.
Value Engineering can save a project from going back to the drawing board or from being cancelled altogether. It is an important process, and it pays to have an experienced partner. Our approach to Value Engineering is tailored to the needs of the Owner. It often takes place during Design Development; however, we will draw upon our 56 plus years of collective experience to assist the Owner and Design team in bringing a project in under budget no matter when the need arises. Our definition of value engineering does not simply mean cutting out scope of work. From material substitutions to HVAC re-design, North Branch Construction provides customers with recommendations which can reduce both construction costs and operating costs over the life of a building.

In addition, North Branch Construction welcomes the opportunity to develop new client relationships as well as provide increased value to existing clients through our Small Projects Service Department. The owner is billed for labor, subcontractor, equipment and material costs plus an overhead and profit fee per an established fee schedule.
