After Several meetings and preliminary budget reviews, North Branch Construction was brought on board as Construction Manager in early August, 1995, for the company’s new 72,000 sq. ft. office/factory facility. Team Design, Inc. of Londonderry, NH joined the Project Team as Architect.

The project had an extremely aggressive schedule, with a contract completion date set at 4 months from the date of City of Manchester approvals. Steel, masonry and elevator subcontracts were let based on preliminary structural drawings, and permission to break ground was granted by the City of Manchester on September 19, 1995.

The facility was constructed of split-face block masonry bearing walls with structural steel, barjoist and metal floor and roof decking. The exterior elevations consist of bands of smooth and split face light and dark gray block, with a double course of royal blue ceramic block above the second floor office windows.

The building’s main entrance consists of a 2-story high aluminum window wall opening onto a grand lobby with monumental steel spiral staircase to the executive offices on the second floor. The backdrop of the grand lobby is a 20′ high feature wall of NH granite, highlighted by a natural vein running diagonally through it from top to bottom.

Sanmina Corporation, a public company based in California, manufactures printed circuit boards and electronic subassemblies for its clients. As such, the entire 52,000 sq. ft. factory portion of the building had to be completely finished (paint, ESD flooring, mechanicals, electricals, etc.) as part of the project.

A certificate of occupancy was obtained on January 5, 1996, two weeks ahead of the fast-track scheduled completion date.

The project also came in approximately $90,000 under the Guaranteed Maximum Price.
