Private Deering Residence

North Branch Construction was chosen as Construction Manager to demolish an existing residence and construct a new, 7,000-square-foot home in its place on property that had belonged to the Owner’s family for over seventy years. The new traditional New England home is a wood-framed (with some steel framing) three-story main house that is attached to a two-story barn by way of a connector. The barn consists of garage and studio space on the first floor and two guest suites above on the second floor. The connector provides a first floor vestibule and a second floor study area. In the main house, the first floor consists of an entry hall, staff suite, and studio. The second floor is home to the kitchen, living room, and dining room. The third floor has the master suite and guest suite. An elevator accessing all floors is included and strategic openings and a stairway skylight maximize daylight throughout the house.

This home has many sustainable construction features included its high-performance building envelope with exterior foam insulation over fully-insulated, wood-framed walls and roof. A high-efficiency propane-fired radiant floor system provides heat to the home. The standing seam metal roof contains 75% recycled content and the aluminum clad wood windows use low-E tinted insulated glass. Design for this project was provided by Dennis Mires of Manchester, NH.
