White Rock Senior Living Community, Bow, NH

North Branch Construction was awarded the contract to build Phase I of the White Rock Senior Living Center in Bow, NH with lowest price of 7 contractors selected to bid the project. Phase I consisted of 73 individual living units (77,000 square feet) plus community dining and living rooms, a community kitchen and administrative offices. Construction began in Mid April 2002.

The extensive sitework (contracted separately by the owner) required blasting and changes to the access of the construction site throughout the early stages of construction. As you can see in the aerial photo taken in early July, Phase I (of IV) utilizes about 1/3 of the entire project site. The remainder of the sitework is in preparation of Phases II—IV. By mid August the framing which began in early June was complete. The pump house was completed in early August, which will provide the water for the White Rock Senior Living Community. Anticipating construction to continue during the Winter of 2003 on Phase II of the project, the foundation for Phase II was included in the contract for Phase I. In early October 2002, Phase I was 97% sold by the owner, showing the need for such housing in the area.

Green Mountain Development Group of S. Burlington, VT, developer for the project, also developed similar facilities in Lebanon, NH, Burlington, VT and Rutland, VT. Architect for the project is J. Graham Goldsmith Architects of Burlington, VT. Phase I of the White Rock Senior Living Community was ready for occupancy in December 2002.

Pleased with the outcome of Phase I, the owner negotiated with North Branch for Phase II, a 36,000 square foot, $1.8 million addition as well as Phase III, a 40,000 square foot separate building with 40 units. Construction began in March 2003 for the 43 additional units (Phase II) which were ready for occupancy in September 2003. Construction of Phase III (an additional 40 unit separate building) began in December 2003 and the certificate of occupancy was achieved on July 29th, 2 weeks ahead of the contract schedule.
