  • Additions/Renovations State Office Building
  • $7.1 Million
  • 15,000 Square Foot Addition / 97,200 Square Foot Renovation
  • 17 Month Completion - August 2001
  • Award Winning Project

North Branch Construction was awarded this addition/renovations project as low bidder in mid January (eight bidding GC’s). Construction began in early March at the John O. Morton Building located on Hazen Drive in Concord, NH. The building, which is owned by the State of New Hampshire Department of Transportation, had the existing 97,200 square feet renovated as well as a 15,000 square foot, 3 story addition. Construction included a skylight enclosure over the existing 3,000 square foot courtyard. Renovations included all new finishes (painting, carpeting, ceilings, specialties) as well as all new mechanical and electrical systems.

Business has continued as usual at the John O. Morton Building while the construction was completed. The project was broken into 3 phases and the facility remained occupied during construction. Phase I, (the addition) began March 6, 2000 and was ready for occupancy in January 2001. Phase II, renovations began in November 2000, and was ready for occupancy in May 2001. Phase III, the final renovations began in May 2001 and was completed in late August.

Construction began with the erection of a temporary wall on the second floor, prior to the removal of the precast concrete panels from the side of the building. The massive panels were removed with the help of a crane. By the end of May, the foundation for the addition was in place and the steel skylight trusses and roof panels over the atrium were complete. The steel frame for the addition began in mid June. In early September with the steel frame complete the masonry began on the exterior of the addition. Phase I of the renovations on the existing building as well as the addition were completed in January 2001, 2 1/2 weeks ahead of schedule, including a new heating and air conditioning system, new offices, and all new finishes. Phase II was completed in early May, one week ahead of schedule. Phase III will be completed on schedule in late August. Dennis Mires, the Architects, PA is the Architect for the $7.1 million project. North Branch received the 2001 ABC Excellence in Construction Award for this project.
