In June 1996, North Branch Construction was selected as Construction Manager for this award winning, two-summer dormitories additions/renovations project for St. Pauls School in Concord, NH and construction began immediately. The project consisted of additions and renovations to the four nearly identical dormitory buildings known as the Quads. The scope of work for each of the four buildings consisted of a 3,000 sq. ft. faculty apartment addition plus a gut renovation of the existing 12,000 sq. ft. building. The addition, which was architecturally designed to match the 1927 design, incorporated brick, limestone, ornate copper flashings and lead camed steel windows. The existing dormitory was 100% renovated including gut interior demolition, new mechanical, electrical and fire protection systems, as well as completely new finishes. One of the dormitories (Brewster Hall) was completed in the summer of 1996 and the remaining three dormitories (Ford, Manville and Simpson) were completed in the summer of 1997. The "hyper-track" project required seven-day workweeks and extended shifts of subcontractors and North Branch personnel in order to maintain the tight schedule (12 weeks each summer!). The faculty apartment addition to Brewster Hall was completed 2 weeks ahead of schedule! In May 1997, excavation began for the three additions. Then in June (as soon as the students left for their summer vacation) North Branch began in earnest Phase II of this fast track project. During the first week of construction, while in the process of demolition in a lead environment and asbestos abatement, the site had a three day "surprise" OSHA inspection. North Branch passed the OSHA inspection with flying colors and no citations, while construction continued on schedule. This phase involved the coordination of approximately 40 subcontractors (with over 400 people) working on site. In the end, North Branch achieved occupancy in the faculty additions over 2 weeks ahead of the contract deadline. The dormitory portions of the project were also completed ahead of the contract schedule and were ready for student occupancy several days prior to the start of classes. Furthermore, the total project came in approximately 4.5% below the guaranteed maximum price! In October 1999, North Branch was awarded the ABC's "Award of Excellence" in the Institutional over $2 million category of the two-state competition. In addition, North Branch was awarded the President's "Best of the Best" award, the highest honor given to a company in the competition.
