In September 1995, North Branch Construction was selected as Construction Manager for the project and worked with the School Board, the Building Committee and Team Design, Inc. (Architects) to develop a schematic program and budget. A smaller project with a higher estimated cost of $5.3 million had failed to be approved by the town in 1994. North Branch offered several options with a final bond amount that was $500,000 less than the 1994 projected budget. The guaranteed maximum price was offered by North Branch Construction in early 1996 and was subsequently approved by the town in March of of that same. Construction began in late June of 1996, with a fast track plan to complete 50,000 square feet of asbestos abatement and renovations by September school opening. School opened, on schedule, with new floors and ceiling shining. The next milestone was to install the new heating plant that replaced the old boilers, demolished during the summer. On October 1, the two new boilers were supplying heat to the entire complex on schedule. Concurrently, new addition structures were being constructed as well as a new softball field. Renovations, completed in 6 phases, continued though the winter while the school was occupied and were completed May 1, 1997, three months ahead of schedule. Furthermore, total construction cost was $20,000 below the guaranteed maximum price.
