In late 1994, North Branch Construction was selected as Construction Manager for the project and worked with the School Board, the Building Committee and Team Design, Inc. (Architects) to develop a schematic program and budget. In early 1995, a guaranteed maximum price was offered by North Branch Construction and subsequently approved by the town in March of 1995. Construction began in May of 1995, when North Branch demolished a house and barn and the old town fire station on adjacent pieces of property. The day after school was out in June, the historic Grange Hall was raised and moved l/10th of a mile to a new foundation on the site of the old fire station. This opened the way for the new building addition which would connect the Elementary School and the Cogswell Memorial Middle Schools, previously separated by the Grange Hall and School Street. A critical scheduling milestone was met with the completion of a 4,000 SF addition and 5,000 SF renovation to the Elementary School in August 1995. The school continued to occupy the facility and classes continued while the construction was completed. The 44,000 SF main addition was turned over to the school in April 1996 at which time renovations to the Cogswell building were begun. The Middle School renovations were completed in June 1996. The building addition features a high school sized gymnasium, new kitchen, media center, science lab, computer lab, administration offices, art classroom, music room, nursing facilities, locker rooms, and five general classrooms. The project was completed at the guaranteed maximum price two months ahead of the contract completion date.
