Beech Hill Apartments, Manchester, NH

After working with the owner for several months, developing budget numbers and scope of work, North Branch negotiated a Construction Management Contract for the renovation of 320 units (apartment and townhouses) as well as a new Clubhouse at the Beech Hill Apartments in Manchester, NH. The 320 existing units were rehabilitated with new kitchens, doors, windows, plumbing, electrical, and finishes as well as new roofs and vinyl siding. The contract also included a new Beech Hill Apartments Clubhouse and adding significant new landscaping, site lighting and playgrounds as part of the revitalization project.

The project began in early October when North Branch took over the first 8 units to be renovated. Eight additional units are added to the schedule each week with a 3 week construction schedule per unit. Essentially 2 units per day, 4 days a week were complete and ready for re-occupancy.

Simultaneously, construction began on the new 2,800 square foot Clubhouse. Construction of the new Clubhouse was completed in January. The new facility includes an exercise room, new rental offices, function room with fireplace and kitchen, and computer stations for use by tenants. By early Spring, the new playgrounds were in place.  The renovations on the townhouses were completed in June and the remainder of the apartment units were completed in October.

Burnell Johnson Architects of Manchester were the Architects for the $8.9 million project which is owned by the New Beech Hill Development Company, Limited Partnership.
